Empty House Tour: Part 2!

Welcome back to the second half of the tour of our new house! In case you missed the intro and a tour of the empty first floor, you can find that here.

Upstairs on the second floor is where all of the bedrooms are. One of the bedrooms is my husband’s office, two are kids’ bedrooms, one is a guest room, and the final one is the primary suite. Something interesting about this house is that all the bathrooms in this house are ensuite, meaning they’re connected directly to a bedroom. There isn’t a single hall bath in this house!

I didn’t take photos of the bathrooms for this tour, but two of them are high on the priority list for renovations. They’re the ones the kids will use and sadly, they’re in bad shape. They’re mostly original 1920s materials and fixtures and while that sounds charming, they’re past their prime and unfortunately can’t be salvaged (apart from the tubs we think). Stay tuned for more on those in the months to come.

Now let’s jump into the tour!

Primary Bedroom:

The primary bedroom suite is one of the reasons we loved this house. It has a large closet/dressing room area plus a nice ensuite bathroom. The previous owners used the green wall as their headboard wall, but we’re planning to flip it and put our bed on the wall that has the TV mount on it. That way, you’ll walk into the room and see the bed straight ahead.

Through the french doors in the last photo is our closet and that leads into our bathroom, which you can just see beyond it.

Fun fact: this house used to be a duplex at one time and our bathroom is the former upstairs kitchen! We think the dressing room might have been the dining room and our bedroom may have been the living room, but we’re not totally sure.

Kids’ Rooms:

We debated quite a bit over who would be in which room! Finally we landed on the white walled room for daughter and the aqua room for our son (the walls look really light in these photos, but they truly are an aqua in person).

I totally missed taking photos of the aqua room when it was empty, so these are from when we toured the house. This room belonged to the previous owner’s daughter! It’s a charming little room, isn’t it?

Both rooms will probably get painted soon (colors TBD!) and I’ll be making a few updates in our son’s room since his old room was teeny tiny. We’ll definitely need a larger rug, and he has more space in general, so we’ll need to figure out how to make the best use of it.

I miss my daughter’s room in old house already with its cute wallpaper, but I do love that hers is no longer a shared room with the guest room! I can’t wait to design a cute little girl’s room for her.

Guest Room:

The guest room has kind of a funky shape to it thanks to a bump out that we think is a linen closet on the other side. Right now, this room is still basically empty because we left the furniture for this room at the old house for staging! I can’t wait to get this room set up soon. It’s kind of a blank slate since furniture-wise - I have a bed and a secretary desk I might use, but that’s about it. It’ll be a cozy space and has its own (tiny!) bathroom, which is such a nice feature for guests.

Husband’s Office:

The last room on this tour is my husband’s office! It’s another slightly funky shaped room, so its well-suited to an office rather than a bedroom. It has five(!) doors including access to a little balcony and stairs to the attic. You can catch a glimpse of the attic entry through the open door on the last photo. It’s a finished space and it has already been a dream for the kids. They have a big play space up there - we have loved it so far! That’ll be a tour for another day as well. :)

I hope this gives you some insights in to the upstairs of our house before we start making it ours! Don’t forget to check out the first floor tour if you haven’t already!
